You hire our company to locate a home for you with the same favorable seller financing terms. The Locotor Program is fee-based. If we are unable to find a property in the time allotted, you will receive a 100% refund of your fee. However, when a suitable property is located, your fee is still refunded in full by applying it to your share of the closing costs: either way it costs you nothing so long as you don't back out after your order has been filled.

You will remember that the money you invest in our services is very safe. To summarize the above, one of three things can happen:

• A property isn't found in the time allotted and the fee is returned to you (you are safe)
  
  
• A property is found that meets your specifications and your fee payment is applied toward your share of the closing costs (you can see your money still works for you)
  
  
• A property is found that meets your specifications, you back out and thus your fee becomes non-refundable (can you imagine why would you engage my services if you weren't serious
