First understand that we are private real estate investors and not real estate agents. Having said that, the following illustration will prove useful.

Have you ever watched two kids arguing over a single cookie? The only fair decision is to split it between them. You do your best to cut it exactly down the middle to ensure each child gets their fair share. Yet, not matter how carefully or exact you are, the kids instantly become experts in molecular weights and measures with the ability to gauge the size and weight of their half to within one one thousandth of an ounce. One or both will invariably protest that the other received the larger half. It seems there is no happy medium or is there?

The only fair way to resolve it is to let one child cut the cookie and the other then gets to choose which half he or she wants. In this way everything is perfectly fair and completely removes all grounds for complaining. The process is evenhanded from beginning to end.
